The FIRST Rotterdam offices, opposite the new Centraal Station, are an eye-catching feature on Rotterdam's impressive skyline. The 125 metre high building with 31 storeys is ground-breaking in terms of energy as well as aesthetics. For instance, by implementing 34,000 m2 of climate ceilings, FIRST Rotterdam is able to meet all the requirements to qualify for an 'Excellent' BREEAM certification. All installations and materials were delivered to the construction site, storey by storey and just-in-time, which helped to save a lot of time.
Challenge: The short time-frame available for assembly was a challenge because the preferences of several tenants had to be integrated.
Due to a good relationship with both DWA and Klimaatservice Holland B.V., we were able to complete the First Rotterdam project while taking into account the wishes of the known tenants. As the aim was to realise a very high standard of quality, comfort-related benefits and wide-ranging design possibilities made the climate ceilings a natural choice. This meant we were able to cater for the business-specific needs of the known tenants very early in the process. Needs relating to acoustics, lighting and layout were therefore taken into consideration. The climate ceilings in this project were installed in just 30 weeks, which meant getting through 1,800 m2 per week at one point. This was a major logistical challenge, but we managed it thanks to clear agreements and effective planning.
Solution
In the end, we delivered 5 different types of climate ceilings for this project. Integrating tenant-specific preferences into the ceiling concept. In terms of lighting, we decided to implement the integration solutions offered by Philips/Inteco light fixtures. Only the light-producing parts of the fixture were visible in the ceiling, which created a very stylish appearance fully in keeping with this international building. Ventilation grids were seamlessly incorporated into the panels. In the meantime, new tenants have moved into the other storeys at FIRST. Even after handover, we are still being asked to modify ceilings to deal with (new) tenant-specific preferences. No problem for Inteco; a single phone call is all it takes to get us ready for action.
